Peyton, Colorado Renters BEWARE
I want people that are looking for a rental in Peyton to BEWARE of the property owner we recently had. Yes, I said "had", we have been evicted from her property and left homeless. At any rate, she advertises in the warm months of the year and is friendly and comes off as easy to work with. She let's you know there are many other people interested and she has several showings booked. That is how she gets you to do a rental application. Upon turning the application in she states it will be several days before she will contact us depending on how the background check goes. We waited almost a week and contacted her, she sounds happy we called and that she was going to contact us later that day but since we called she let us know we got the place and as soon as we have the first months rent and security deposit we would meet up and sign the lease. We have the monies and make an appt to meet up. We pay her the monies, do a very quick walk through, sign the lease, get keys and are told we can start to move in a few days later. We were excited about getting the place so the few days were spent packing and making plans in our head. Once we are living there problems start happening and we try to contact her. We have to leave messages and she returns the calls the following day. Any repairs that need to be done have to go through her, she contacts the people for whatever type of repair is needed and we have to pay for it. If we do the repair our self the cost cannot be taken out of the next months rent but it is quicker and less expensive when it's done that way. The cold comes and more problems start; the master bedroom which is on the north end of the house is 15 to 20 degrees F colder than the rest of the house. The pipes freeze solid and we have no water and can't do anything that involves the use of water. This lasts for several days. But when we contact her she tells us to do the things we we're trying to get the pipes to thaw. She will contact a repair person and get back to us with the information. After a day or so she calls back to let us know she could not find any one who will work on a manufactured home! So we have to suck it up and wait for it to get warm enough outside for the pipes to thaw. We had to plug in an electric heater UNDER the house and let it run on high for a couple days to get the pipes to thaw out. This drastically increased our electric bill! We had also turned up the furnace and opened the cabinets to expose pipes to that heat. Doing this used up a large amount of propane. Every time we had to contact her with any problems it would take longer for her to return the call or email and she would be ruder with each contact. Finally when the warm weather returned she suddenly had us served with eviction papers. Because of all the problems and the high electric and high propane usage to remedy the cold problem we wanted to find a different place to live any way. But things we're now necessary immediately because of the eviction. We talked to neighbors because they were approaching us because they saw us packing. Turns out via neighbors that she does this with every tenant she has ever rented to because she has to rent the place out before the cold comes so the house is comfortable and the pipes aren't frozen. I'm not going to post her name but BEWARE if you plan on renting in Peyton. Talk to the neighbors near by the property you are considering. The neighbors did not have any problem letting us know all about this property owner. Good luck
